Tips on selling your home

  • Get a good attorney.
  • Price it right. Obviously you don't want to under price your home. You want to get as much as possible.
    However, overpricing will turn away prospective buyers. Do your homework and find out what similar homes
    have sold for in your neighborhood. Compare square footage costs and take into account special features
    that your home has and how those features compare to the other homes recently sold or are currently on
    the market in your area.
  • Show your house at its best.
  • Remove all clutter. Throw away what is no longer wanted, sell what is no longer needed, or put it in storage.
    Keep children's toys out of site. Clutter is not visually appealing and can give the impression that the house
    lacks storage space.
  • Give it a fresh coat of paint.
  • Open all curtains/blinds and turn on all the lights.
  • Give it a pleasant, but not overpowering fragrance. An old trick is to light a scented candle or bake some cookies.
  • Make every effort to be available when a buyer contacts you for a showing.
  • Print your listing and use it as your selling sheet and give to buyers as they view your home.
  • Be sure to ask for a mortgage pre-approval letter from the buyer before accepting an offer.
  • Consult your attorney before you accept any offer.
  • Allow the buyer to obtain a home inspection within the first few business days following the acceptance of the offer.
